For precincts where everyone shares the building.
Residential strata, retail, offices, hotels and public spaces share plant, car parks and loading docks. MYBOS gives every stratum one record of shared facilities, contractors, compliance and costs.
Trusted by building and facilities teams.

Who manages a mixed-use building?
A mixed-use building combines homes with retail, offices, hotels or public space. Each part is usually its own scheme or lot, and a legal agreement sets out how shared facilities such as car parks, lifts, loading docks and plant are run and paid for. In NSW, a building management committee runs those shared facilities under a strata management statement.
The agreement has a different name in each state. Here's the structure.
| State | Agreement | Who runs shared facilities |
|---|---|---|
| NSW | Strata management statement (strata schemes) or building management statement (stratum subdivision) | Building management committee (BMC) with a representative from each part |
| QLD | Building management statement (lots in a building); community management statement (community titles schemes) | Representatives of each lot owner or body corporate, as the statement sets out |
| VIC | Multiple owners corporations created on the plan of subdivision, often including a “limited” owners corporation for shared services | The owners corporation responsible for each shared service |

Frequently asked questions
Mixed-use building management is running a building or precinct that combines homes with retail, offices, hotels or public space. It covers shared facilities, contractors, compliance, cost-sharing and communication with every occupier group. MYBOS gives all of them one platform.
In NSW, a building management committee (BMC) is the body set up by a strata management statement to manage shared facilities in a mixed-use or stratum-subdivided building. It includes representatives of each part, such as the residential owners corporation and the commercial owner.
In NSW, a strata management statement applies where at least one part of the building is a strata scheme, and a building management statement applies to stratum subdivisions without one. Queensland uses building management statements for lots within a building. Get legal advice for your scheme.
In Queensland, a community management statement sets out the by-laws and how common property is managed in a community titles scheme, such as a master-planned community or layered scheme.
A stratum subdivision divides a building into separate three-dimensional lots, such as a retail podium, offices and a residential tower, each with its own title. Shared facilities are then governed by a building management statement.
The strata or building management statement sets the formula. MYBOS records every shared-facility job and cost, so the BMC applies the formula with clear evidence.
Yes. Each part can have its own users, workflows and reporting, with shared facilities visible to everyone who needs them.
